Terms of use
Squam Rooms is a free, non-commercial community board where people in Squamish, BC post rooms and homes for rent and find housemates. It's run by Oscar Irvine. By signing in or posting, you agree to these terms and to our Privacy policy. If you don't agree, please don't use the site.
Who can use it
You must be 19 or older to create an account, post or send messages. One account per person, and the details you give must be your own.
What Squam Rooms is, and isn't
Squam Rooms is a noticeboard. We are not a landlord, agent or property manager, and we are not part of any rental agreement, deposit or payment between users. We don't check listings, people or properties, and we can't guarantee that anything posted is accurate, legal or still available. Match scores are a rough guide from quiz answers, not a recommendation.
Your responsibilities
- Only post places you have the right to rent out, and describe them honestly, including the price.
- Keep listings up to date. Mark them as taken when they're gone, and don't post the same thing twice.
- Be respectful in messages. No harassment, threats, spam, scams or hate.
- Follow the law, including BC's Residential Tenancy Act and the BC Human Rights Code. The Code generally stops landlords refusing tenants based on things like race, religion, sex, sexual orientation, gender identity, disability, family status or source of income. It doesn't apply where the person renting out the room will share a kitchen, bathroom or sleeping space with the tenant.
- Don't post other people's personal information, or photos of people without their permission.
- Don't copy content from the site in bulk, or use it to advertise anything other than housing.
Stay safe
Never send a deposit or rent before you've seen the place in person or on a live video call and met the person renting it. Be wary of anyone who is "out of the country" and wants money first. If something looks wrong, use the Report link.
Your content
You keep ownership of what you post. By posting, you give Squam Rooms permission to show, store and format it on the site (including in link previews when it's shared) for as long as it's up. You're responsible for what you post and confirm you have the right to post it, including any photos.
Reports and removal
Anyone signed in can report a listing or profile. We review reports and aim to act quickly. We may remove any listing, profile, message or account, or limit someone's access, at our discretion, for example if it breaks these terms or is reported as misleading, abusive or a scam.
No warranty
The site is free and provided as it is, without any promise that it will always be available, error-free or secure.
Limits on our liability
To the fullest extent the law allows, Squam Rooms and the people who run it aren't liable for any loss or damage arising from your use of the site, from content posted by other users, or from dealings between users, including rental agreements, deposits, disputes or anything that happens at a property. Nothing in these terms limits liability that can't legally be limited, or any rights you have that can't be waived.
Your share of responsibility
If someone makes a claim against Squam Rooms because of something you posted or did in breach of these terms or the law, you agree to cover the reasonable costs of dealing with it, to the extent the law allows.
Changes
We may update these terms as the site changes. We'll change the date at the top, and for significant changes we'll show a notice on the site. If you keep using Squam Rooms after a change, the new terms apply.
Law
These terms are governed by the laws of British Columbia and the federal laws of Canada that apply there. This doesn't take away any protection you have under the law of the place you live.
